Exterior House Painting Syracuse NY

This week Donigan Painting restored a house in Marcellus NY on Falls Road.  The home owner, Susan, called me a few weeks ago eager to get the ball rolling on her rental.  She needed the house painted as soon as possible to get it ready to sell in June.  Since it was early in the season we were able to accommodate her request and get right out there.  We met same day and walked the property to get an idea of exactly what she needed done.  She had concerns about a bunch of broken cedar shingles, holes from a wood pecker and getting this done on time.  We hand scraped the peeling paint, pressure washed, applied oil primer to bare wood and caulked gaps-seams.  Once the prep work was completed we taped out windows and doors with plastic to get ready to spray it out.  One coat of Benjamin Moore's Regal Select in Classic Yellow flat and Greek Villa satin were applied.  In addition we also painted the front railing a gloss black enamel, the shutters a black satin and the bilco door.  Here is how it turned out on time and on budget yesterday.

Exterior House Painting Syracuse NY

Recently Donigan Painting restored a home in Sedgwick on Syracuse's Northside.  The home owners wanted to change the color of their house from a beige to a sage.  We started by containing the areas we where working on with heavy duty plastic to catch paint chips and dust.  Following that the house was pressure washed.  After a few days of drying we returned and applied oil primer to the bare wood areas and caulked all gaps-seams around window's and doors.  Oil primer is the best in terms of what you put on before the paint.  Water based-latex primers tend to fail faster so we use the stuff that is tough as nails and holds up for years.  Following this we applied one coat of Benjamin Moore Regal Exterior flat sheen and a  bright white satin sheen for the molding-trim-soffit-eves-porch.  Here is how it turned out.

Exterior House Painting Syracuse NY

This week Donigan Painting repainted a home in Dewitt.  The home owners wanted to change their homes color from a white to a blue.  The home's siding was aluminum so we followed are tried and true preparation process which includes washing the house with tri-sodium phosphate to remove the chalky film, removing the shutters, removing hardware.  Once the house was cleaned we caulked around windows and doors, laid down drop cloths and plastic. The house was sprayed two times using Sherwin-Williams Resilience Exterior Paint in a flat sheen.  We steered the customer in this direction because this product sets up quickly if there is a chance of rain, is 100% acrylic and provides a lasting , beautiful finish.  In addition to the siding we also painted the gutters, downspouts, aluminum window-door molding and awning using the same product in a bright white satin sheen.  Here is how it turned out!

Exterior House Painting Syracuse NY

Exterior House Painting Syracuse NY

Recently Donigan Painting restored a home on Syracuse's Northside in the Sedgwick Neighborhood.  Mark and his wife were getting ready to sell their home and wanted to increase its value and curb appeal to potential home buyers.  Their colonial is brick on the bottom and cedar clapboard on the top.  To start we lightly hand scraped, caulked around windows-doors, oil spot primed some bare wood, removed the wood shutters.  Prior to starting the house was pressure washed to remove dirt and dust.  We lightly hand sanded the wood to provide a permeable surface for the paint to adhere to better.  The brick was covered with light duty plastic and windows-doors were taped off as well.  One coat of Sherwin-Williams Duration was applied to the clapboard, trim, molding, doors, windows and shutters in flat or satin sheen's depending on the area.  The results speak for themselves.  The home owners were impressed and so was the next door neighbor who has contracted us to paint her house next month.

Exterior House Painting Syracuse NY

Recently Donigan Painting repainted a home in Syracuse's Sedgwick neighborhood.  The homeowners wanted to refresh the 20 year old paint job with a couple new coats of paint.  The cedar clapboards were hand scraped, sanded so the paint would adhere better, and rinsed clean with pressure washing to remove the dust-dirt.  We applied oil primer to the bare wood areas, caulked gaps around windows-doors-the porch ceiling and replaced a few deck boards that had rotted out.  Before spraying all surfaces were covered with drop cloths, tape, plastic and paper including windows-doors-fixtures.    Two coats of Sherwin-Williams Resilience Exterior paint were applied with a sprayer and brushed in.  The choice was made to use this paint product because it provides excellent moisture resistance with Syracuse's wet spring months.  Here is how it turned out after about a week of work.

How to paint spindles

A common question from homeowners is how do you paint stair or rail spindles without making a mess and wanting to demolish the whole thing.  Well there is great news for you and it's easier than you think it just takes using a process that will give you the advantage over those pesky spindles and rail.  Here are the steps we use at Donigan Painting day in a day out that do not require a sprayer or paint glove.  Both of which can be very messy and challenging to use correctly for a novice. 

Here is the best way to get it done for either your stair spindles inside or your porch/deck spindles outside on a budget:

1.  Lay down some drop cloths if there is space under the rail.  If you are inside tape in between each spindle on your stairs tread or the floor until you don't see your beautiful wood floors.  Cover them, it will save you a lot of cleaning and scraping.  Painters paper also works well and can be cut to fit any area.  There's a pic below of what you can buy at your local retailer.

2.  Grab a sanding sponge and dust mask and hit each spindle with it.  You're going for removing-scuffing the shiny finish or sheen so your paint or stain will adhere better.  You don't need to power sand it just apply firm pressure and work over each spindle.  100 grit or above will work fine.  If your house was built before 1978 please consult a pro before starting.  Lead paint may be present and the last thing you want to do is spread it around your house. 

3.  Use a damp rag to wipe down each spindle and the area around it as many times as necessary to remove the dust and residue.  Your rag will no longer have dust on it that is visible for it to be cleaned properly.

4.  When you are at your paint store grab a whiz roller that has a nap on it for cabinets or walls.  The choice is up to you.  The wall nap will lay it on thicker but will create an orange peel like finish-rippled.  Where as the cabinet nap will require more coats of paint it will leave a very smooth-fine finish that is more mirror like.  Get a little paint tray pan to fit this roller size and a 2 inch brush.

5.  Set up your paint tray/roller with paint and load the nap.  Setup up a cut can with your brush and about an inch of paint. 

6.  Start at the top and roll each spindle as much as you can immediately followed with your brush to hit any area that could not be reached with the roller.  If you want to save some time once you get the hang of doing this process and know where the roller will not reach hit those areas first on each spindle then go back and roll them. 

7.  After you have achieved the coverage you are shooting for remove the tape and paper carefully. If you have waited a day to take the tape off you are going to want to score the edges with a blade so you don't pull the paint off.  If you can remove it same day or immediately after you finish it is highly recommended.

If you have a home built before 1978 you may need to consult a professional to assess the best way to approach this project.  There are methods and tools used so that everyone is safe and you are not walking around stepping in lead dust everyday tracking it all over your house.
