Exterior House Painting Residential Syracuse NY

Recently Donigan Painting restored a 1930's craftsman bungalow on Shotwell Park.  The owners wanted their bright white traditional color changed to match the style of the houses architecture.  They chose a slate gray with green and purple as accent colors.  After heavy hand scraping and cleaning we applied two coats to all areas using Benjamin Moore Regal Exterior.  The choice to use this paint was an easy one because it is 100% acrylic and sticks like super glue to surfaces.  Prior to application we oil primed the bare wood sections, caulked gaps around windows and doors, and safely discarded the paint chips and debris created during preparation.  Mike and Marilyn were ecstatic with the results and this repaint led to 4 additional homes we painted over the course of the summer and fall season last year.  Here is a picture of how it turned out.  Please visit our website listed below and fill out the contact form for your quick-free estimate or call to schedule an appointment.

Exterior House Painting Residential Syracuse NY

Recently Donigan Painting had the pleasure of working on a home in Syracuse's Eastwood Neighborhood.  Kristen's home needed some tlc from it's faded blue paint job.  Her home was hand scraped, pressure washed, oil primed, caulked and painted a new vibrant blue and bright white with Sherwin-Williams Super Paint in flat sheen's.  The results were stunning and she was so pleased with the results we went on to paint her living room, kitchen and entry hallway before she listed it.  While painting her home we also went on to paint the neighbors house a few doors down a month later and Sam's two family, a passer-bye who liked our work, homes a block away later in the summer from this job alone.  After we painted Sam's rental units we went on to paint another property of his in the fall also in the area. Here are pictures of these houses completed.

James Street Colonial House Painting Syracuse NY

Donigan Painting did it again!  Recently we worked in Eastwood in the city of Syracuse on an older colonial home on James St.  Gene's home needed some minor prep work, a bunch of caulking and some oil primer to get it ready for the big show.  We arrived on the scene immediately after the contract was signed and began our life saving efforts to revive  her home.  New life was breathed into her house with two coats of Sherwin-Williams Super Paint applied in a bright white,  two coats of jet black satin on her wood shutters and three applications of a bright yellow on her front entry door.  She was thru the roof with the results!  Another old beut saved by the pro's just in the nick of time.  We completed the work in 7 days for a little over 10k.  Call today or visit our website and take a few seconds to drop us a line for your free quote.

Ranch House Painting Exterior Camillus NY

Recently Donigan Painting worked at a customers house in Camillus NY.  Chris has a 60's ranch that needed a ton of prep work that included heavy hand scraping, a case of caulk and two gallons of oil primer for about 1500 sqft of cedar clapboard.  After we finished scraping the house was hosed down to remove dust and dirt.   Typically most older homes we work on need about 1 gallon of primer.  The pictures included will give you an idea of just how much work was needed.  Two coats of Benjamin Moore Regal Select Exterior was applied to the clapboards in a brown and bright white was applied to window and door molding both in flat sheen's.

House Painting Exterior Eastwood Syracuse NY

Last Summer our company repainted the outside of this colonial home at 449 Stafford Ave in Syracuse's Eastwood Neighborhood.  This house had not been painted in a few decades and had a ton of wear and tear from many years of neglect.  Its blue color had faded,  all sides had chipping-peeling paint that required days for removal.  It was pressured washed, 2 cases of caulk were applied, followed by two coats of Benjamin Moore Regal Flat Exterior light gray with the same product used in a bright white flat.  Here are before and after pics.

Best deck stains

When it comes to your deck there are many choices for stains.  Depending on what you want it to look like will determine your choice of stain.  Stains come in three variations:  transparent meaning you will see your woods original hue and grain, semi transparent-you will see the grain but the stain is tinted with a color and solid you will not see the original hue or grain because it is a colored stain completely covering the woods original hue.  Typically homeowners with pressure treated decks choose solid because it covers the wood completely and you have a number of choices for color or semitransparent because it has some pigment so you can still see the grain. Transparent is a protectant and will leave the wood looking near exactly like it does before it is applied. 

You have oil vs latex.  Latex is going to be what a majority of your solid deck stains are composed of and oils are your semitransparent and transparent.  Which ever you choose will need a recoat every 3-5 years.  There are latex semi's and transparent but in my professional opinion oil holds up much longer and looks so much better.

There are many brands of stain and some are better than others.  First you get what you pay for like anything else.  It is worth spending the extra $10-$15 a gallon for a high quality stain.  The benefits are it will last longer, apply easier-flow, look better and be made with a better mix of components.  Here is what I recommend for each variation of stain.

*  For solid stain applications Cabot is the best.  Every deck I have ever used this on looks great for years afterward.  It also grips the best out of other products I have used.  Once it is on there its not going anywhere.  The colors are also very rich because there is a high solids-mineral count in the formula.

Semi-transparent best product out there is again Cabot oil.  Once again it sticks like glue and really highlights the woods grain and the color you have chosen will be true to match.

Transparent stain Cabot Australian Timber Oil.  If you like natural looking wood this is the product for you. 

*  To restore your old, cracking-checking deck Rust-Oleum makes Restore 10x.  This is a product I have used a few times at my own house on our entry stairway.  These stairs are at least 25 years old pressure treated pine.  There are many cracks from age so I loaded this on each plank and pushed it in and the stuff works great.  This product is very thick and has a sand component added for grip and to fill gaps.  Below is a picture of the stairs which were stained last weekend.  Setups fast and can be walked on in 12 hours. 

This is not an ad for Cabot but I have used Sherwin Williams and Benjamin Moore products and they just don't hold up as well as Cabot.  When choosing a deck stain it is worth every extra dollar to get the best.

How to clean your deck Syracuse NY

This time of year you may be thinking about tackling cleaning your deck for a variety of reasons.  A lot of times as a painting contractor homeowners call me because their decks have mildew buildup, have greyed, the stain has faded or they can no longer walk on it barefoot due to the wood cracking-checking.
 
For a DIY'er you need to figure out what you want it to look like.  Pressure treated wood typically looks great with a solid stain applied over it and is very common at most Central NY homes because it holds up so well with our seasons.  If your deck was previously stained with a solid stain, not paint, you can go over it with another solid stain after following these steps:

1.  Buy a deck cleaning solution and stiff bristle brush that can attach to a pole.

2.  Grab a paint scraper or five in one and scrape off loose stain.  Clean up the debris. A shop vac works great because it gets all the fine particles.

3.  Use an 80 grit sand sponge and pole sander to go over the entire deck.  This will knock down any thing stuck on there and will give you a smooth service that will absorb the stain better.

4.  Grab your deck cleaning solution and follow the manufacturers suggested mixing ratio.  An easy way to apply the cleaning solution evenly is to buy or use a garden sprayer.  A 2-3 gallon capacity is the right size.  Apply and scrub it in then let it sit for the recommended time and rinse.

5.  Now that your deck is clean and prepped wait a couple to a few days for it to dry before applying your stain.  A good rule of thumb to check for dryness is to take a small amount of water and drip it on the deck.  If it is absorbed your are good to go.  If it beads up it is to soon.
