Exterior House Painting Syracuse NY

Donigan Painting does a number of repaints in the Syracuse University neighborhood every year.  As a RRP-Certified EPA company (Renovator-Repair-Painting) we have the ability to safely remove paint that may contain lead.  Houses that were built before 1978 have the potential for lead based paint being used at some point.  By using trained techniques of removal and containment your property will be protected from any residue or ill effects it can pose.  Recently we restored an SU professors home that had not been painted in 20 years, had peeling paint everywhere and rotted shingles.  A bunch of cedar shingles were replaced along the base of the house that had dry/wet rot beyond repair.  The house was thoroughly hand scraped, washed/cleaned and oil primed as needed on bare wood.  Two coats of Benjamin Moore Regal were applied on all surfaces.  The final product came out looking pretty good.  Here are some before and after pics of this Maryland Ave repaint.

Exterior House Painting Syracuse NY

Exterior House Painting in Syracuse NY. Cost to paint your houses exterior and expectations?

Spring in Syracuse is almost here and if you are ready to get estimates to paint the exterior of your house here are some guidelines and basic pricing to go by for a fair shake from a professional:

1.  How responsive is the painter you have called.  I can't tell you how many times I've heard never got a call back or it was days later etc.
 
2.  Have you set an appointment to walk around your house to discuss exactly what you need done?  In order to get an accurate estimate I'm going to need a bunch of information from you which means at least a half hour of listening and asking some questions.  Some basics to keep in mind is how perfect you want the product to be, how soon does it need to be done and what do you expect in exchange for your hard earned dollars?  If you have an older home with peeling and chipped paint you may say I'd like it all sanded to smooth or I'd prefer to have it just scraped.  The difference between these two options can be polar because the amount of labor needed.  Are you drastically changing the color?  Is there a lot of caulking needed?  Do you want the work warrantied?
 
3.  The typical range per square foot for exterior painting is $2-3.  So if you have a 1800 square foot exterior-two stories for instance with 20 windows, 3 doors, 14 shutters and a garage door that need to be painted lets break this down.  1800 x 3 =  $5400.00 for hand scraping-cleanup, 1.5 coats of paint sprayed and brushed-rolled in. Spraying puts a lot more paint on the surface than just brushing or rolling period and provides a thicker coat.  You're getting more bang for your buck with this application.  This price  includes pressure washing the house before painting.  20 windows with 2 coats of paint that includes sanding all around them-caulking runs $50 per window.  14 shutters will need to be cleaned-sanded and two coated at $50 per shutter taken down and rehung with new hardware. That garage door will be sanded-cleaned-two coated and will cost around $200.   High grade paint like Ben Moore's Regal cost about $50 per gallon so for 1800 sqft you estimate 2000 sqft or about 7 gallons of paint for your house around $480+tape/plastic-caulk-hardware-shutter paint adds up to around $600. So for the above service a ballpark number for this project is about $7900.00.

Finished Basement Interior Painting

This week Donigan Painting had the pleasure of working at an old neighbors house from Eastwood in Jamesville Dewitt in a Harrington Home.  Jim and Alisa just bought a new home and had their very large basement finished with new walls, flooring, molding, electrical and paint.  Since we were starting with new sheetrock, new primed molding, new raised panel doors a series of paint application's were needed on each surface.  Starting with the new sheet-rock we applied one coat of Purcell's Pittsburgh Seal-Grip Acrylic Primer to all the walls and ceiling.  This primer is a step above the contractor grade primer and provides better coverage and grip for new paint.  It does an excellent job of sealing mudded joints so there is no flashing or paint failure with successive coats.  After the primer had set up over night we applied two coats of Pittsburgh's Bright White Flat Ceiling Paint.  Following the ceilings being painted we applied two coats of Benjamin Moore Ultra-Spec 500 Low Sheen/Eggshell in Grant Beige to the walls.  Once the molding and doors were installed we returned to apply 4 thin coats to the doors and 2 coats to the molding with Benjamin Moore's Advance® Waterborne Alkyd – High-Gloss.  Before applying paint to the doors all hardware was removed and replaced once finished.  We also polyurethaned the stair rail leading to the basement.  Here is how it turned out!

Painting Syracuse NY

This week Donigan Painting had the pleasure of interior painting at a historic home in Syracuse NY.  This customer decided to paint their master bedroom dressing room and a half bath that we remodeled from the studs out.  Their half bath was gutted to the studs, new sheetrock was installed, cement board was installed on the floor, new pex lines were ran, a new pedestal sink was installed as well as a new toilet and a tile floor.  The bathroom was painted using Sherwin-Williams Ovation in a light grey eggshell finish.  Here is how it turned out.
