How do I paint a ceiling? Interior Exterior Painting Contractor House Painter Syracuse NY

Often times homeowners want to paint their ceilings to freshen them up.  What looks like a simple project can turn into a daunting task of picking the right paint, having the right tools, keeping the paint just on the ceiling not your belongings, and having it look right.  Here is a pro's take on doing it right with the least resistance.  It takes some practice but you can do it.

1.  Buy enough ceiling paint and buy the good stuff.  To figure out how much paint you will need measure the area of your room.  Grab a measuring tape and take the length and width measurement and multiple it.  You now have your square footage and how much paint you will need.  So if you have a large living room for instance that is 20 x 20 you have 400 square feet. Most ceiling paints have a coverage rate of 300-400 square feet leaning more towards 300 in my experience.  Error on the side of too much and buy an extra gallon, you can always return it and it will save you a trip.  Different paints apply thicker or thinner.  In this case 1 gallon may cover this area but is it worth having to run back to the store?  Next, buy a high quality ceiling paint.  The more you spend the less time you will have to put in applying a second coat or getting less than desirable coverage from an inferior product on one coat.  A gallon of the good stuff at your local paint retailer or big box is $20-$30 and will save you a huge headache with the bargain store junk that covers like water.

2. Depending on the type of ceiling you have you want to choose the right roller nap or cover.  For a smooth ceiling or orange peal-light texture a 3/8's inch nap will do the trick.   Spend $5-$8 and buy a good one that will not shed on your ceiling leaving behind little hairs and compromising all your hard work.  If you have a heavily textured ceiling like popcorn that is very rough buy a 1/2 inch nap.  This size will give you a little more ump to get the paint on there without killing yourself and damaging the ceiling. Typically with a popcorn ceiling you will need to apply more paint because they suck it up.  So you may need two coats.  You are also going to need a 2 inch angle sash or straight brush to cut the room in,  a roller pan, extension pole, drop clothes, plastic, tape, ladder, rag, cut can, roller nap, roller cage.

3. Here is one way that works for me. To protect your belongings such as furniture and pictures remove or center the furniture in the middle of the room and cover with plastic.  Take down pictures and drapes leaving the nails-hardware to hang them back up.  Lay down drop cloths.  If you cannot cut a straight line to save your life put tape around the room where the ceiling meets the wall.  It takes a little time to do this but will save you hours of cleaning brush marks on your wall and getting a perfectly straight line.  When you put the tape down make sure you seal it by running your finger across the top edge.  This will give you the straight line that is sealed.  Now grab your stirred or shaken paint and pour about an inch of it into your cut can and dip the brush in it getting it saturated a bunch of times.  You are now ready to cut in the ceiling.  Grab your ladder and go to a corner and apply paint all around the perimeter of the ceiling in a 2 inch wide span.  Once you are done cutting in grab your roller and extension pole and saturate the nap.  Really roll it in and out of the paint for a minute and get the paint in there.  You want paint on there so get in it there good.  Start on one side and roll out the length of that wall the width of your roller, this will help keep your walls clean when doing the rest.  It's not a race so go slow to prevent splattering the paint everywhere on the wall.  The slower the better.  Extend this line of paint a few feet on each side wall for the same pattern, like the letter u.  Load up the paint as soon as it runs out again and start on one side of your u shape and put it on in a v pattern back rolling over it.  Repeat this across the entire room.  Sometimes low light can help you see better because you can see the wet edge you just left on the last pass so turn off the lights or you can buy pink paint that turns white as it dries to help. Work in 3-4 foot rows across the room till you get to the other side.  You're done.  Clean up and move your furniture back.  When it comes to making it look right here's a pro tip.  When you are rolling if you are seeing lines all over the area you just rolled once the paint is on the ceiling gently go back over the area smoothing out the lines- back roll with each pass to create a consistent look.  The key is using the empty roller from the paint you just applied, don't redip it you want a dry roller so to speak.  This takes a little practice but ceiling paint is very forgiving because it is flat-sheen so practice practice practice.

Recently Donigan Painting worked with a homeowner in Manlius.  Joe called us for an estimate because he is getting ready to retire and downsize his home.  His realtor recommended neutralizing some of the bright colors in his home to appeal to a wide range of buyers.  When we met to discuss his needs we talked about some of the trending colors that are enticing buyers in the real estate market.  I recommended going with light gray for the rooms he needed painted.  He agreed and we completed his painting on time and on budget with no snags.  We were able to save him some money by painting what needed to be cleaned up only.  This included skipping the ceilings and molding that were in great shape.  We removed wallpaper in a few rooms, cleaned up his stairway risers-stringers with a fresh coat of white paint, floated out cracks from the house settling in his living room, and painted a few doors that needed to be freshened up.  He chose to go with Benjamin Moore Ultra-Spec 500 through out in eggshell for the walls and satin for the molding.  The results boosted the asking price and made his property stand out from the rest giving him an edge over the competition when it sold.  We did such a great job he has contracted us for his new homes interior that they will be moving into in a couple months.  Thanks for the work Joe!

Recently  Donigan Painting worked with a new homeowner in Fayetteville, NY.  Brian and Jen wanted to update the look of most of the rooms in their house.   We met to walk through and determine the scope of their vision. They had an idea of the colors they liked and after a color consultation I gave them a price range on the spot that worked best for their budget and choices.  After sending a detailed quote that included the price per room and materials that would be used they shopped a few more quotes and went with us.  They said the decision was clear after our meeting that they felt most comfortable with our company based on our timeliness, professionalism and attention to details.  Once the contract was signed, colors chosen, and the deposit was mailed we set the start date and work began shortly after.  It took about two weeks to complete both floors.  Benjamin Moore and PPG products were used, specifically Regal Select and Pittsburgh ceiling paint.  Since the molding and doors were in great shape they focused on the ceiling and walls.  Their house is a newer build that had one color contractor grade paint throughout so it came to life with color after we painted it to fit their style.  The finished product looks fantastic and is ready to be decorated. This week Donigan Painting worked with a home owner on Onondaga Hill.  Mark wanted to update his living room, kitchen, and a hallway with new paint.  We met to take a look at what he wanted done and discussed the plan that would work best for him.  He chose to go with our A Plan for interior painting which includes sanding the walls to smooth, filling nail holes, caulking gaps around molding and apply two coats of paint to the ceilings, walls, and molding.  He chose to use Benjamin Moore products.  On the ceilings we applied two coats of Pittsburgh's Ceiling Paint in flat white.  Two coats of Ben Moore's Aura was applied to the walls in Wheat Grain eggshell finish.  The molding and doors were painted with Impervo satin finish white.  He was elated with the results and is planning to have paint the exterior this summer.

When it comes to painting your home or business often times having it done right the first time vs having it done for the lowest price can mean the difference between satisfaction or a headache.  Over many years of being in the painting business it has become more and more obvious that customers concerned with price only usually end up screwed.  Price is part of the pie but should not be the only consideration.  Fast, good and cheap has many pitfalls.  Lets take a look at what a value based painting contractor puts into his numbers for the cost of your painting project.

1.  Insurance

This may sound like common sense but you'd be surprised how many times the only thing I have ever had to produce was a yes to a customers question of do you carry it ?  Ask to see their policy if you think you have the right company.  Any contractor with a shred of integrity will not hesitate to produce it whether it's email or a hard copy.  My carrier is happy to email my customers this info anytime they ask and I carry it with me on every estimate.

2.  Warranty

Do they provide a warranty for your interior or exterior work?  For interiors we warranty our work for 3 years.  Exteriors are typically warrantied for 6 years depending on what level of service is selected.  Would you rest assured knowing that if you need to have a few touch-ups done it's covered?  Paint fails for a number of reasons.  So when it does, having that warranty protects your investment and most painting contractors are happy to honor it.  I'd be lying if I said we never get call backs but it's happened a few times and I am more than happy to make it right.

3.  Product

What is being used?  There are a wide range of paints-primers-caulks available out there.  Value based painting contractors know how important superior product is over low cost garbage.  For instance Benjamin Moore & Sherwin-Williams products are known for the high quality coverage and lasting duration they provide over the bargain brand.  Choosing the right product will make the difference between it looking great for 10 years vs 2.  There is no substitute for the right paint.

4.  Trust

Ever meet someone that you just had a bad feeling about?  Well going with your intuition pays off.  No one likes to be sold by a sleaze bag salesman.  If your prospective contractor answers your call-is responsive, is on time, looks sharp, provides a written or typed quote within 24 hours and isn't trying to sell you on how great his company is you may have found your winner.  A value based painting contractor will make your painting experience about the most important person which is YOU.  If they take the time to figure out what you value, your needs, your motivation, your budget and everything that is important to you to make the experience a win-win does that speak volumes? Call a few contractors and see how long it is before they return your call or email or get you that quote. Being honest in our conversations is my golden rule.  You deserve the best and that's what is given every time so that your satisfied guaranteed. 5.  Labor & Expenses

When selecting the right contractor it's not rocket science it's common sense. Last week Donigan Painting worked with a homeowner in Manlius NY.  Jim & Sharon are getting ready to downsize and want to get their home ready to put on the market this spring.  They decided the best way to up their asking price is to update the main living areas with new paint.  After deciding on earth tones we got right to work.  Each room had a two coats of paint applied to the ceiling, walls and molding.  The bathrooms wallpaper was removed and the walls were floated with joint compound for a smooth finish. We used Pittsburgh Ceiling Paint , Benjamin Moore Ultra-Spec 500 in eggshell, and Impervo white satin on the molding.  The results are stunning and are sure to bring better offers to their table.

Interior Painting Over Water Stains or Water Damage Ceilings Painting Contractor House Painter Syracuse NY



Water Stain Removal- Repair 
This time of year with the weather going from one extreme to another water will find its way to many homeowners ceilings. With thaws they may even come an go leaving you a little annoyed. Well there's great news it's usually a pretty easy fix with a little detective work. Often times if your drip is below where your roof connects with another part of the house, a bathroom vent, chimney, skylights it's a pretty good bet you need a bead of asphalt caulk to seal it. A $5 tube of caulk you can buy at any big box. Although it may not be feasible to climb out on your roof right now with a shovel and blowtorch it is fixable with the right window of weather. On the inside as it goes between drip drip drip to dry you can apply a good shellac based primer like Zinssers Spray Primer. This is an excellent choice for those really stubborn stains. Be patient with it because it may take a few to bunch of applications to get it to cover. If you have a very faint stain you can take a 50-50 mix of bleach and water and give the area a few sprays. In many cases this is all you may have to do to get it to disappear and it will typically not alter the paint job on your white ceiling. Give it a try!

Interior Exterior House Residential Painting Contractor Painter Syracuse NY

This week Donigan Painting worked with a client in Manlius.  David called us to help get his colonial home ready to sell.  Some of his rooms ceilings needed repair from water damage, the house settling and cracking portions.  An air vent was pinpointed as the problem for the water damage by accessing the crawl space  To start we cut out the damaged areas then floated each with joint compound to even them out.  Since he has textured ceilings through out we machine sanded each area to get it smooth as possible.  Once the spackle had set up it was sanded and cleaned.  Texture was then applied to match the existing pattern.  The master bedroom and guest bath ceilings were given a fresh coat of Pittsburgh Ceiling Paint to get it market ready.  This coming week we will be painting another property they are getting ready to sell.  When the weather breaks we'll be back to seal the vents on the roof with a fresh bead of asphalt caulk to prevent anymore drips from damaging his ceilings.

This week Donigan Painting worked with a client in Fayetteville- Manlius NY.  Tim and his family just relocated to the Syracuse area in Pompey Pines and bought a new home that had dated wallpaper as well as paint colors in each room.  He called me for an estimate and we spent about 15 minutes on the phone to see if we where a good fit going thru some questions.  Once we figured out exactly what he needed done I gave him a price range based on some pictures he forwarded to me to get an idea of the scope of work.  We discussed the cost ranges for the three levels of service we offer and he chose what made the most sense for him.  In his case he chose Plan A over B or C.  The premium service included extensive prep work and multiple coats of paint-primer using high grade paint in this case Benjamin Moore Aura.  Since the house was empty and he is a new customer he qualified for a discount saving him hundreds of dollars.  Each rooms ceilings, walls, doors-molding were painted with a neutral color palate.  His homes interior painting was completed on time so they could move in at the end of last month.
